Easement: A right of way giving persons other than the owner access to or over a property.

Homeowner?s Insurance: An insurance policy that combines personal liability insurance and hazard insurance coverage for a dwelling and its contents.

Lien: A legal claim against a property that must be paid off when the property is sold.

Mortgagee: The lender

Mortgagor: The borrower

Amortization: The gradual repayment of a mortgage loan by installments with regular payments that cover both principal and interest.

Prequalification: The process of determining how much money a prospective buyer will be eligible to borrow, before they apply for a loan

Preapproval: A higher level of buyer/borrower prequalification required by a mortgage lender.

Democrats Poised to Include Same-Sex Marriage in Party Platform

Democrats are poised to include support for same-sex marriage in the party's platform of official policy positions when they meet at the national convention in September, sources told ABC News.

A committee of Democrats drafting the platform unanimously approved a same-sex marriage plank during their meeting in Minneapolis this weekend. It's the first time the party as a whole has formally expressed support for the unions.

The language endorsing same-sex marriage must still be approved by a larger committee of Democrats tasked with finalizing the platform before being put to convention delegates for final approval, sources familiar with the process said.

The move follows public calls by several high-profile Democrats, including House Minority Leader Nancy Pelosi and Senate Majority Leader Harry Reid, to include marriage rights for gays and lesbians as an official policy position.

In June, President Obama reversed his longstanding opposition to same-sex marriage in an interview with ABC News, a shift that many advocates say cleared the way for inclusion of the issue in the Democratic Party platform.

There is a longitudinal study which started back before 1920 which found at all ages women who grew up without a father had significantly more relationship and emotional problems than women who had a father. Such girls miss out on the primary and prototype NON-sexual relationship with a man. All the lies and hysteria about fathers "abusing" daughters to the contrary, most men consider their own daughters the ultimate of "off-limits" and also try to protect them from destructive relationships with other men ("NO! You are not going to marry the bongo player, nor are you going out of the house with your butt-crack showing!!")

Without this example of how to relate to men non-sexually, and compounded by the fact that she sees her primary role model - dear old "mom" - relating to a series of men purely and only in a sexual manner, these girls simply do not develop ordinary social skills and clobber every male "nail" with their hammer of seductiveness. Their approach to men is fundamentally dishonest and manipulative, and they draw in predatory men who are equally dishonest and manipulative, then turn around and blast ALL men for their poor choices.

As the years go by, the cumulative failures of their dishonest strategies lead them to become bitter and hate-filled toward the entire male sex. No self-respecting man would put up with their gauntlets of emotional barbed-wire in order to get close to them, so they end up locking themselves into prisons of their own creation.

Then, they get jobs as "wimmins's studdees" professors.

The problem I see is that thousands of years of oral tradition of teaching kids how to live within a family and get along, have been virtually completely destroyed in a couple of generations. As we all well know, it is easier for a camel to pass through the eye of a needle than to get a woman to acknowledge the responsibility of her own actions and choices in the results she gets - so most of these women are going to go to their graves without ever wising up.

Divorce seems to function like an infectious disease - once the parents get it, they pass it along to generation after generation of children. The divorce rate among children of divorce is much higher than the average for the population, which points to the obvious fact that for children of intact families it is much lower.


Here are some of the observed effects of removing a father to the position of a visitor in a child`s life.
"Based on our clinical experience with a number of latency aged and adolescent girls whose parents divorced during their oedipal years, we postulate that particular coping patterns emerge in response to the absence of the father, which may complicate the consolidation of positive feminine identification in many female children, and is observable during the latency years. We illustrate both the existence of these phenomena and implications for treatment:
1. intensified separation anxiety
2. denial and avoidance of feelings associated with loss of father
3. identification with the lost object
4. object hunger for males."

?Virtually every major social pathology of our time: violent crime, drug and alcohol abuse, truancy and scholastic failure, unwed pregnancy, suicide and other psychological disorders ? all these correlate more strongly to fatherlessness than to any other single factor.[1] According to the National Fatherhood Initiative, ?Children who live absent their biological fathers are, on average, at least two to three times more likely to be poor, to use drugs, to experience educational, health, emotional, and behavioral problems, to be victims of child abuse, and to engage in criminal behavior than those who live with their married, biological (or adoptive) parents.?[2] The overwhelming majority of prisoners, juvenile detention inmates, high school dropouts, pregnant teenagers, adolescent murderers, and rapists all come from fatherless homes. The connection between single parent households and crime erases the relationship between race and crime and between low income and crime[3].?

Syria fears send Israelis running for gas masks

"You've got to be prepared for anything with what's going on in Syria," said Benny Rahamim, one of a growing number of Israelis picking up gas masks as fears grow over Syria's chemical weapons.

Rahamim, 36, was visiting a mall in the dormitory town of Mevasseret Tzion, just outside Jerusalem, one of many locations nationwide where the postal service runs distribution centres for gas masks.

He left the mall with six boxes containing gas masks for himself, his wife and four children.

"The situation is worrying, with the Iranian threats, instability in Syria, and everything that happens in the Arab world," he said.

Syrian rebels have accused President Bashar al-Assad of moving some of his chemical weapons into border regions, prompting Israeli officials to warn that he could transfer them to the Shiite Hezbollah militia in neighbouring Lebanon or to other radical groups hostile to Israel operating in the region.

Foreign Minister Avigdor Lieberman has stressed that Israel would consider the transfer of Syrian chemical weapons to Hezbollah a "casus belli" and act "without hesitation or restraint."

Israel's armed forces chief told MPs on Tuesday that fighting between Syrian government forces and rebels had reached the strategic Golan Heights plateau, part of which was occupied by Israel in the 1967 Six-Day War and later annexed.

"Battles are taking place before our eyes in the Golan area," Lieutenant General Benny Gantz told members of the parliamentary foreign affairs and defence committee.

Such talk has further jangled Israeli nerves already strained by fears of a possible Iranian nuclear threat and speculation on whether the Jewish state plans a pre-emptive strike on the Islamic republic's nuclear facilities.

Israel began general distribution of gas mask kits in 2010 saying it was a general precaution not linked to any "precise current threat."

The kits contain masks, a filter, and a drinking tube to allow consumption of fluids without uncovering the face, but do not include protective all-body suits and would therefore be of little use against the many chemical or biological weapons absorbed through the skin.

Nevertheless as the tone of public debate rises, postal service spokeswoman Merav Lapidot told AFP that demand has soared.

"Instead of 2,000 daily requests, we have distributed nearly double during the past two days," she said. "But people do not tell us what led them to get their gas masks."

In Mevasseret Tzion on Wednesday, service was brisk, with people waiting only a few minutes to receive their kits.

"There were adverts in the newspaper about the distribution, so I came to take masks for the entire family," said a young mother who gave only her first name, Yifat, describing herself as "very worried".

"How can we not be concerned, with everything that's going around us?" she asked. "Having gas masks at home, it's part of the life of every Israeli."

Staff at the distribution centres wear shirts with the slogan, "Protective kits - you chose life."

After checking each applicant's identity card they hand over the sealed beige cardboard boxes while video screens continuously show instructions for use.

Gas masks were first distributed to the general public during the 1991 Gulf War over Kuwait when then dictator Saddam Hussein's Iraq fired 39 Scud missiles armed with conventional warheads at Israel.

Zeev Bielsky, who heads the parliamentary committee for home front preparedness, said on Wednesday that everyone should receive a gas mask soon.

"Budgets have been provided by the government and each Israeli should receive a gas mask," he told AFP.

UC Berkeley joins edX | Harvard Gazette

EdX, the online learning initiative founded by Harvard University and the Massachusetts Institute of Technology (MIT) and launched in May, announced today the addition of the University of California, Berkeley, to its platform. ?UC Berkeley, ranked No. 1 among public universities in the United States in 2012 by US News & World Report, will collaborate with edX to expand the group of participating ?X Universities? ? universities offering their courses on the edX platform.

Through edX, the ?X Universities? will provide interactive education wherever there is access to the Internet and will enhance teaching and learning through research about how students learn, and how technologies can facilitate effective teaching both on-campus and online. EdX plans to add other ?X Universities? from around the world to the edX platform in the coming months.

UC Berkeley will offer two courses on edX this fall, and the university will also serve as the inaugural chair of the to-be-formed ?X University? Consortium.

Robert J. Birgeneau, the chancellor of UC Berkeley, announced:? ?We are committed to excellence in online education with the dual goals of distributing higher education more broadly and enriching the quality of campus-based education. We share the vision of MIT and Harvard leadership and believe that collaborating with the not-for-profit model of edX is the best way to do this. Fiat Lux.?

Meanwhile, edX announced two new courses each from HarvardX and MITx to be launched on edX this fall, along with MITx?s 6.002x Circuits & Electronics. All of the courses will be hosted from edX?s website, www.edx.org.

MIT launched its MITx online learning initiative in December 2011, with 6.002x as its prototype course, and more than 150,000 students worldwide enrolled. EdX was announced by Harvard and MIT in May, with each university committing to contribute $30 million toward the online partnership.

?We are very excited that UC Berkeley is joining us in this effort,? said Anant Agarwal, president of edX. ?EdX is about revolutionizing learning, and we have received a tremendous outpouring of excitement and interest from universities around the world. UC Berkeley is an extraordinary public institution known not only for its academic excellence but also for its innovativeness. With this collaboration, edX is now positioned to improve education more rapidly, both online and on-campus worldwide.?

?From the outset, we have imagined edX as a platform to be shared with other educational institutions,? said MIT President L. Rafael Reif. ?Berkeley?s decision to join the effort is great news: MIT is already seeing the benefits of its collaboration with Harvard, and we look forward to working with our remarkable colleagues at Berkeley as we explore the future of online education. Together, we are sure to learn much about how to enrich residential education even as we reach new learners far from our campuses.?

In addition to the funding commitments by Harvard and MIT, edX has already garnered outside financial support, including two individual leadership gifts. MIT alumnus Philippe Laffont, founder and chief investment officer of Coatue Management, LLC, has made a gift to support MITx in honor of MIT Professor Stephen A. Ward, Laffont?s thesis adviser at MIT. Harvard alumnus Jonathan Grayer, former chairman and CEO of Kaplan, Inc. and co-founder of Weld North LLC, has made a gift in support of HarvardX.

Foundation support has also begun to flow in. Earlier in the summer, MIT received a grant from the Bill & Melinda Gates Foundation. Grant funds will go toward developing an introduction to computer science course on the edX platform and partnering with a post-secondary institution that targets low-income young adults to offer this introductory course in a ?flipped classroom? setting, where students watch course videos at home and work together in the classroom.

?Interest from other institutions in collaborating with edX has been enormous from the outset and we are delighted that the partnership announced today by UC Berkeley has come together so quickly,? said Harvard President Drew Faust. ?Since the beginning, our goal has been to broaden edX offerings by partnering with other universities who are equally committed to both expanding access to education and improving research about teaching and learning. Today?s announcement is in an important step in that direction.?

UC Berkeley will bring significant, new, open source technology to the edX platform. Developers from UC Berkeley? are working directly with the edX team to integrate the technology.

EdX will release its learning platform as open source software so that anyone around the world can adopt and improve this shared tool. Timing of the release has not yet been determined.

The classes to be offered on edX this fall are:

  • HarvardX ? ?Health in Numbers: Quantitative Methods in Clinical and Public Health Research? is a course in Biostatistics and Epidemiology focused on teaching a diversity of health care practitioners and other students from around the world how to design rigorous clinical and public health studies and analyze complex health data, thereby furthering the School?s mission of improving global health. Despite a few jitters, Batman fans pack theaters

(AP) ? The three 18-year-olds, friends since middle school, are about to go off separately to college this fall. But on Sunday, these avid fans of the Batman film franchise had no doubt where they wanted to be: Together, at the movies, watching "The Dark Knight Rises."

"What happened in Colorado was horrible, but that guy was just a psycho," said Sahil Agrawal, of Queens in New York City, waiting with friends David Kim and Danny Wong for an Imax showing on Manhattan's Upper West Side. "This wasn't going to change our plans."

The three were typical of hordes of fans who packed theaters across the country over the weekend, keeping plans to see the final installment of the phenomenally successful Batman trilogy despite Friday's horrific shooting in Colorado. Despite the occasional jitter ? reflected in the choice of a back-row seat, perhaps, or a glance to see what security was in place ? the fans seemed determined to look beyond the shooting.

"I'm not going to let some nut who shoots people dictate what I'm going to do," said Ron Bondy, 36, in Bismarck, N.D., a sentiment echoed by fans all over the country.

Not that there weren't some evident qualms among moviegoers. At the same theater in Bismarck, Jen Jackson had insisted upon one thing to her husband: They were going to sit in the back row in case they needed to get out fast. The 29-year-old architect was also forgoing the popcorn ? not as a precaution, but because nerves had stolen her appetite.

"I'll be honest, I'm kind of scared," said Jackson. She had hesitated to come at all. But her husband, Patrick, standing alongside her, was pragmatic: "I don't think anything would happen in Bismarck."

Warner Bros. and other studios banded together to withhold the usual weekend revenue reports until Monday, a day later than usual, out of respect for the victims. But industry estimates suggested the film was on track to be the third highest opening weekend ever, after "The Avengers" and "Harry Potter and the Deathly Hallows ? Part 2."

Katie Birkel had no intention of missing the occasion. She was at a Manhattan showing along with three friends, celebrating one of their birthdays. Birkel said she had been inspired by a statement from the film's director, Christopher Nolan, after the tragedy, which occurred at the midnight showing in Aurora, Colo.

"He said that movies are about coming together and sharing an experience," noted Birkel, 28. "I agree with that."

Mike Sumner, standing a few steps behind her in a Batman T-shirt, said he was comforted by seeing the NYPD outside the theater ? at least two officers were patrolling outside. "Colorado was an isolated incident," he said. "I'm not afraid of copycats. Besides, I'm a New Yorker. We're always vigilant."

Police were also visible outside a theater in McAllen, Texas, near the Mexico border, where an officer firmly waved away drivers who attempted to stop in front.

Inside, Juan Carlos Rivera waited with his mother-in-law and his wife. The 38-year-old Brownsville resident said the family had been big fans of the first two movies and wouldn't want to skip the third.

"It looks like it was an isolated incident," Rivera said of the mass shooting. He said he'd probably sit on the aisle ? not out of fear, but because his wife was pregnant and might need the restroom. "You can't allow a random event like that to terrorize you," he said.

Besides, many said in interviews, what was the chance that lightning would strike twice?

"I don't think that that many people are crazy enough," reasoned Dayna Freeman of Kansas City, Mo.

Her date, Tom Meyer, added that the theater ? the Cinemark Palace at The Plaza ? had excellent security. The two had bought their tickets on Sunday, but like most interviewed, they said the shooting in no way had sparked their curiosity. "No, I can't imagine anything like that," said Meyer.

Meyer added that he didn't think the content of the movie had anything to do with the crime: "You can't really attribute the actions of a nut to the movies," he said. "Two years ago, he would have picked 'Avatar.'"

Still, despite sharing that logic, some were showing nerves. In Hollywood, Fla., Steve Parenteau, 45, said he wasn't thinking at all about the shooting. But his 13-year-old son, Noah, looked solemn, saying the Colorado tragedy was on his mind. "It's scary," he said. "I can picture it."

And at a multiplex in downtown Chicago, roommates Sarah Cantor and Brittany Carter avoided a midnight showing. "I was relieved to know that we were going to a matinee," said Cantor, 23.

Still, most moviegoers echoed the feeling that the attack could have happened anywhere, anytime.

"Things are going to happen wherever they're going to happen, because people are nuts wherever," said Rachel Cox, who saw the movie at Atlanta's Midtown Arts Cinema. "Crazy travels, so I don't really think it has anything to do with geography or the movie ... crazy people are crazy." Still, she added, she planned to sit in the back ? because she likes the view from there, but also because she considered it safer, even before Colorado.

In midtown Manhattan, Randy Cordero and Megan Rivera sat on the pavement outside an AMC Loews Theater, waiting with soft drinks and a magazine for a late-afternoon show. They'd bought their tickets online Saturday, and said the shooting hadn't affected their plans. They'd hoped for a midnight showing, but it was sold out.

"I don't think it'll happen to me, but it can always happen," noted Cordero. But Rivera said there was one thing that would indeed cause her some concern: seeing someone in costume, especially as the Joker (New York's police commissioner, Ray Kelly, said the shooter, James Holmes, had his hair painted red and said he was the Joker, but Aurora police have not confirmed that.) "I'd feel more cautious, and I'd think, 'I've got to watch that guy,'" she said.

Waiting for an earlier show at the same theater was Devin Favors, 24, an event ticket broker from Brooklyn. He said he'd bought his ticket last week, but even if he hadn't, nothing would have stopped him from seeing the movie.

After all, he said, "This is America. And you should be able to go where you want to go, and see what you want to see."

BOSTON -- A Pentecostal church pastor says he is thankful to be home in Massachusetts after he and another churchgoer were abducted in Egypt then released unharmed last week.

The Rev. Michel Louis gathered with about 1,500 family and friends at Jubilee Christian Church in the Boston Mattapan neighborhood on Sunday. Speaking in his native Creole, Louis said he was treated fairly by his captor, and even served a traditional hot tea. He said when the gunman entered the bus and threatened to take 39-year-old Lissa Alphonse of Everett, he told the man to take him instead.

But the kidnapper, Jirmy Abu-Masuh, took them both and a tour guide. Abu-Masuh demanded his uncle be released. He released all three captives after he was promised that authorities were working on his relative's release.

Duggar Family Blog: Michelle Speaks about Motherhood

During her phone interview with Melissa Caddell (Moms of Preschoolers), Michelle Duggar shared from her heart about the trials and tribulations of motherhood.

Melissa: How do you foster an attitude of ?with us? not ?against us? between your children?
Michelle: From the time they are very young, I appeal to their conscience. I really try and put them in their sibling?s shoes when they are selfish, do something not nice or try to get someone in trouble. They learn to treat each other the way they want to be treated.

Melissa: How did you learn to speak softly to your children, even when you?re angry??
Michelle: (Laughs) I haven?t mastered this one yet. Just the other day, several of my boys made a mess in the living room. It was just normal kid stuff, but I got angry and overreacted to the mess.

But I feel that by God?s grace, he is giving me some success over yelling. There are times I have to whisper to myself, ?I?m not going to lose it. I am going to stay calm.??

Melissa: Do your kids see you struggle??
Michelle: When my boys made the mess in the living room, I didn?t have the right response. All I could see was a big mess on the carpet, and someone needed to clean it up! I was barking this at my boys as they stood there. My 7-year-old didn?t obey me quickly so I sent him to my room to talk to him. He was near tears as he struggled to talk to me. But what he was trying to tell me was that I was getting angry.

Melissa: How do you take care of yourself??
Michelle: What I really need to re-fuel is alone time with the Lord ? though it?s usually not alone as I?m often pregnant or nursing a baby! But I get my second wind late at night, after the kids are in bed. I have some time with my husband and then I read my Bible, devotion or listen to a message.
I love my time in the evenings ? no children who need me, no phone calls, no one knocking on the door. I try to get to bed around midnight so I can get up most mornings to exercise before 6 on an elliptical machine. I also text with a friend early in the morning to encourage and pray for each other. It?s a great time for me.

A SkyWest Airlines employee wanted in a murder case attempted to steal a passenger plane, then shot himself in the head after crashing the aircraft in a nearby parking lot, officials said Tuesday. (AP) ? Pilot and murder suspect Brian Hedglin knew how to fly planes. He just needed access to one.

Turns out, it was as easy as using a rug to scale a razor wire-topped security fence at a small Utah airport in the middle of night, slipping past security, boarding an idle, empty, 50-passenger SkyWest Airlines jet and revving up the engines.

He crashed the plane in a parking lot and shot himself in the head, never getting off the ground. But the incident has raised concerns that nation's airports may not be as safe as they should be.

The Transportation Security Administration doesn't require airports to maintain full-time surveillance of their perimeter fences, leaving airport security largely in the hands of individual facilities.

At least one aviation security expert says it might be time to revisit those protocols.

"Maybe we need to implement some more levels of perimeter security because any type of security incident like this is a lesson to both the good guys and the bad guys. They read the papers just as much as we do," said Jeff Price, an aviation security expert and aviation professor at the Metropolitan State University of Denver.

The former assistant security director at Denver International Airport said that even after Hedglin gained access to the airfield early Tuesday, he shouldn't have been able to get aboard the plane.

"It should have been locked and secured if it wasn't in use," Price said.

TSA spokeswoman Jonella Culmer said the agency is "currently reviewing perimeter compliance" at the St. George Municipal Airport, which is about 120 miles northeast of Las Vegas.

City spokesman Marc Mortenson noted the airport is surrounded by six miles of perimeter fencing.

Local authorities were investigating the breach, but Mortenson said the facility meets all Federal Aviation Administration and TSA security requirements. He said, however, the entire perimeter isn't observed at all times, "and I would dare say it isn't at any airport in the country."

SkyWest spokeswoman Marissa Snow said Hedglin was a pilot for the airline since 2005 but had been on administrative leave since July 13, the day police found the body of his girlfriend and fellow Colorado National Guard member, Christina Cornejo, in Colorado Springs, Colo.

Authorities say she had been stabbed multiple times. Hedglin was the key suspect but had not been charged.

Colorado Springs police said they asked SkyWest to deactivate his access cards in case he showed up at the airline anywhere in the country. How the 40-year-old was able to gain access to the plane remained unclear.

The Gazette of Colorado Springs, citing court records, reported Hedglin dated Cornejo for four years and was arrested in March after he was accused of harassing her.

The records show that a restraining order was issued against Hedglin, and he was set for trial in August. He was released on $10,000 bond.

Attorney Steven Rodemer, who represented Hedglin in that case, said he was facing misdemeanor charges of criminal mischief, theft and harassment, but felony charges were dismissed Thursday.

Rodemer said he hadn't seen Hedglin since their last court date that day.

A police officer making rounds at the airport early Tuesday found a motorcycle with the engine running outside the perimeter fence, Mortenson said. As he searched for the owner, the officer came upon the idling plane and called SkyWest.

The airline sent an employee to turn off the engine. Inside, Hedglin was found with a gunshot wound to his head.

Snow noted that an inexperienced person could not have operated the plane, but she did not explain how Hedglin got aboard. "It involves sophisticated procedures and requires an extensive amount of training to even know how to start the plane," she said.

"If you defeat one layer of security, there are supposed to be other layers in place to prevent criminal or terrorist attacks," Price said. "Today, perimeter security at airports, it's just a fence. They're not required to have intrusion protection systems, and they're not required to have closed circuit TV to monitor the fence because the current level of risk doesn't warrant it.

"But maybe that needs to be looked at," he added.

Hedglin was a part-time soldier who worked as a cook in the Colorado National Guard. He had no specialized military training and was never deployed, Capt. Darin Overstreet said.

Cornejo was a full-time soldier who served in the Colorado Army National Guard's 100th Missile Defense Brigade in Colorado Springs. She enlisted in June 2006, became a second lieutenant last year and was named a distinguished honor graduate in two training programs. She had recently begun training as a current operations officer.

"She was an outstanding new officer who had already made a significant impact on our organization," her commander, Col. Gregory Bowen, said in a statement.

SkyWest officials said the CRJ200 plane Hedglin stole was not in service at the time. The aircraft is made by Bombardier and is capable of flying up to 534 mph with a range of 1,700 miles. Normally it has a two-person flight crew and a single flight attendant.

A dozen flights leave or arrive at the St. George airport each weekday, according to the airport's website. Most run between southern Utah and Salt Lake City, with two flights connecting St. George and Los Angeles.
